WENDENSCHLOSSSTRASSE: NEW RESIDENTIAL PROJECT EMERGES ON THE BANKS OF THE DAHME

In Wendenschloßstraße in Berlin-Köpenick, 32 semi-detached houses and four single-family houses are being built on the banks of the Dahme. The new residential quarter being created is named “Wassergärten Wendenschloß” and is expected to be completed by the end of 2023. The project also includes a boat dock and a private beach for future residents.

Köpenick’s building plots by the water have been enjoying growing popularity in recent years. Numerous construction projects have been planned and implemented. For example, the “Spreequartier Spindlersfeld” is located directly on the Spree riverbank and is being developed on a plot of approximately 24,000 square meters, where 380 new apartments will be built.

In the Grünau district, around 1,000 new apartments are currently being built as part of the “52° Nord” project. The project is being carried out by the real estate company BUWOG. The centerpiece of the quarter will be a 6,000-square-meter water basin that has already been completed. The project, which has been marketed for several years, is expected to be completed by 2024.

THE “WASSERGÄRTEN WENDENSCHLOSS” QUARTER IS EMERGING ON THE DAHME RIVERBANK


Another waterfront project, in this case on the banks of the Dahme, is being undertaken by the real estate company Ziegert GmbH. They are building a new residential quarter at Wendenschloßstraße 294a, and the project is therefore named “Wassergärten Wendenschloß.”

At the project, which is already under construction, a total of 32 semi-detached houses and four detached single-family houses are being built. A large part of the construction project has already been completed and is now being marketed.

32 SEMI-DETACHED HOUSES AND FOUR SINGLE-FAMILY HOUSES ARE BEING BUILT IN KÖPENICK


The plots on which the residential houses are being built range in size from 162 to just under 400 square meters. The living spaces range from 130 to 150 square meters.

All the houses in the quarter are expected to be completed by the end of 2023. The facades of the residential houses will consist of a combination of a light surface and anthracite-colored elements.

BOAT DOCK AND PRIVATE BEACH ARE PART OF THE RESIDENTIAL COMPLEX


Residents of the quarter can use a boat dock, which should be accessible from all houses via small paths. Access to the Dahme riverbank is therefore a unique feature of the residential complex.

A directly adjoining private beach is also planned for future residents. The family houses are exclusively sold as owner-occupied homes, not as rental apartments.

For a house in the newly emerging “Wassergärten Wendenschloß,” one must invest between 923,000 and 1.3 million euros, depending on the plot size and house amenities.

SUSTAINABLE ENERGY SUPPLY AND ELECTRIC CHARGING FACILITIES


The project has been designed with sustainability in mind from the beginning. The technical requirements for installing a photovoltaic system have already been considered, making it easy for future homeowners to retrofit.

The heating of the living spaces and the hot water supply are also provided by an environmentally friendly air-source heat pump. Charging stations for electric cars and bicycles are planned for the entire residential area.
